Ten years ago, a collapsed sewer line meant an excavator, a destroyed garden, and a week of your street smelling like regret. Today we repair most failed lines through two access pits the size of a laundry basket. Trenchless repair is the biggest advance residential plumbing has seen in a generation, and it is worth understanding before you ever need it.
The two technologies that changed everything
Cured-in-place pipe (CIPP) lining feeds a resin-saturated felt liner through your existing pipe, inflates it, and cures it with UV light or hot water. The result is a jointless new pipe inside the old one, rated for 50 years. Because there are no joints, there is nowhere for roots to get back in — the failure mode that killed your original clay pipe is engineered out.
Pipe bursting pulls a bursting head through the old line, shattering it outward into the soil while dragging a new HDPE pipe into the space behind it. Where lining slightly reduces pipe diameter, bursting can actually upsize the line — useful for older homes that added bathrooms over the decades.
What it looks like on your property
A camera inspection maps the line and locates the failure. We dig one pit at the house cleanout and one at the property line. The repair itself usually runs half a day. Your lawn keeps its grass, your driveway keeps its concrete, and the landscaping bill that used to dwarf the plumbing bill simply does not exist.
When trenchless is the wrong answer
Honesty matters more than technology. A line that has fully collapsed, with the camera unable to pass, usually cannot be lined and may not tolerate bursting. Severe sags (bellies) in the pipe are a grade problem, and no liner fixes bad grade. In those cases open excavation is still the right repair, and a contractor who insists on trenchless anyway is selling you a product, not a fix.
How much does trenchless sewer repair cost?
Typically 60 to 80 percent of the cost of excavation once you include restoration — and far less disruption. The camera inspection tells us which method fits, and you get a flat quote before any work starts.
How long does a lined pipe last?
CIPP liners are rated for 50 years and carry manufacturer warranties. The jointless design means roots, the number one killer of clay and concrete lines, cannot re-enter.
